Finding market data to enable you to assess the asking price would take more time and a lot more driving, and you still might not be able to find all of the information you needed to get really comfortable with a fair market value.

The Business of Real Estate

Real estate is typically bought and sold either through a licensed real estate agent or directly by the owner. The vast majority is bought and sold through real estate brokers. (We use “agent” and “broker” to refer to the same professional.) This is due to their real estate knowledge and experience and, at least historically, their exclusive access to a database of active properties for sale. Access to this database of property listings provided the most efficient way to search for properties.

The MLS (and CIE)

The database of residential, land, and smaller income producing properties (including some commercial properties) is commonly referred to as a multiple listing service (MLS). In most cases, only properties listed by member real estate agents can be added to an MLS. The primary purpose of an MLS is to enable the member real estate agents to make offers of compensation to other member agents if they find a buyer for a property.

This purposes did not include enabling the direct publishing of the MLS information to the public; times change. Today, most MLS information is directly accessible to the public over the Internet in many different forms.

Commercial property listings are also displayed online but aggregated commercial property information is more elusive. Larger MLSs often operate a commercial information exchange (CIE). A CIE is similar to an MLS but the agents adding the listings to the database are not required to offer any specific type of compensation to the other members. Compensation is negotiated outside the CIE.

In most cases, for-sale-by-owner properties cannot be directly added to an MLS and CIE, which are typically maintained by REALTOR associations. The lack of a managed centralized database can make these properties more difficult to locate. Traditionally, these properties are found by driving around or looking for ads in the local newspaper’s real estate listings. A more efficient way to locate for-sale-by-owner properties is to search for a for-sale-by-owner Web site in the geographic area.

What is a REALTOR? Sometimes the terms real estate agent and REALTOR are used interchangeably; however, they are not the same. A REALTOR is a licensed real estate agent who is also a member of the NATIONAL ASSOCIATION OF REALTORS. REALTORS are required to comply with a strict code of ethics and conduct.

MLS and CIE property listing information was historically only available in hard copy, and as we mentioned, only directly available to real estate agents members of an MLS or CIE. About ten years ago, this valuable property information started to trickle out to the Internet. This trickle is now a flood!

One reason is that most of the 1 million or so REALTORS have Web sites, and most of those Web sites have varying amounts of the local MLS or CIE property information displayed on them. Another reason is that there are many non-real estate agent Web sites that also offer real estate information, including, for-sale-by-owner sites, foreclosure sites, regional and international listing sites, County assessor sites, and valuation and market information sites. The flood of real estate information to the Internet definitely makes the information more accessible but also more confusing and subject to misunderstanding and misuse.

Real Estate Agents

Despite the flood of real estate information on the Internet, most properties are still sold directly through real estate agents listing properties in the local MLS or CIE. However, those property listings do not stay local anymore. By its nature, the Internet is a global marketplace and local MLS and CIE listings are normally disseminated for display on many different Web sites. For example, many go to the NATIONAL ASSOCIATION OF REALTORS Web site, http://www.realtor.com, and to the local real estate agent’s Web site. In addition, the listing may be displayed on the Web site of a local newspaper. In essence, the Internet is just another form of marketing offered by today’s real estate agent, but it has a much broader reach than the old print advertising.

In addition to Internet marketing, listing agents may also help the seller establish a price, hold open houses, keep the seller informed of interested buyers and offers, negotiate the contract and help with closing. When an agent provides all of these services it is referred to as being a full service listing arrangement. While full service listing arrangements are the most common type of listing arrangement, they are not the only option anymore.

Changes in the technology behind the real estate business have caused many agents to change the way they do business. In large part, this is due to the instant access most consumers now have to property listings and other real estate information. In addition, the Internet and other technologies have automated much of the marketing and initial searching process for real estate. For example, consumers can view properties online and make inquires via email. Brokers can use automated programs to send listings to consumers that match their property criteria. So, some agents now limit the services they offer and change their fees accordingly. An agent may offer to advertise the property in the MLS but only provide limited additional services. In the future, some real estate agents may offer services in more of an ala carte fashion.

Because of the volume of Long Island real estate market information on the Internet, when people hire a real estate agent today they should look at the particular services offered by the agent and the depth of their experience and knowledge in the relevant property sector. It is no longer just about access to property listing information. Buyers and sellers historically found agents by referrals from friends and family. The Internet now provides ways to directly find qualified agents or to research the biography of an agent referred to you offline. As for the MLS, it remains the most reliable source of real estate listing and sold information available and continues to enable efficient marketing of properties. So, what is the function of all the online real estate information?

Online real estate information is a great research tool for buyers and sellers and a marketing tool for sellers. When used properly, buyers can save time by quickly researching properties and, ultimately, make better investment decisions. Sellers can efficiently research the market and make informed decisions about hiring an agent and marketing their properties online. Many local real estate agents will also provide their customers (via email) new listings that are input into the MLS that match their predefined criteria. This can be very helpful to a busy buyer.

There are also many Web sites that display both real estate agent listed and for-sale-by-owner properties. Some of the more popular Web sites include zillow.com and trulia.com. These sites offer other services too. For example, zillow.com is best known for its instantaneous property valuation function and trulia.com for providing historical information. Another source of properties for sale is the state, regional, and local Web sites associated with brokerage companies; for example, remax.com or prudential.com. Search engines like yahoo.com and classified advertising sites like craigslist.com also have a large number of active real estate listings.

One key difference between these sites is how much information you can access anonymously. For example, at trulia.com you can shop anonymously up to a point but then you will need to click through to the agent’s Web site for more information. Many new real estate search engines allow you to sift through listings without having to fill out a form. The best strategy is to browse a few of the sites listed above to find geographic areas or price ranges that are interesting. Once you get serious about a property, then that is the time to find a qualified REALTOR of your choice to conduct a complete search in the local MLS.

It also never hurts to search the old-fashioned way by driving through the neighborhoods that interest you. There is no substitute for physically, not virtually, walking the block when you are making a serious investment decision. In this sense, real estate is still a very local business and standing in front of the property can lead to a much different decision than viewing a Web page printout.

As we mentioned, one of the most popular real estate tools is zillow.com’s instant property valuation. Just type in an address and in and you get a property value. It even charts the price ups and downs, and shows the last date sold (including price) and the property taxes. There are other sites that provide similar tools such as housevalues.com and homegain.com. Unfortunately, many people use these estimated values alone to justify sales prices, offers and counteroffers. However, these are only rough estimates based on a formula that incorporates the local county sales information. These estimates can swing wildly over a short period of time and do not appear to always track actual market changes, which are normally more gradual. In addition, these estimates do not automatically take into account property remodels or renovations or other property specific or local changes. This is not to say these sites are not useful. In fact, they are great starting points and can provide a good ball-park value in many cases.

When it comes to getting a more accurate value for a particular property, there are other strategies that are more trustworthy. One is to go directly to your county’s Web site. More often than not the county assessor’s area of the Web site provides sales and tax information for all properties in the county. If you want to research a particular property or compare sales prices of comparable properties, the local assessor’s sites are really helpful. When you visit a county’s Web site you are getting information straight from the source. Most counties today publish property information on their Web sites. Many times you cannot only see the price a previous owner paid, but the assessed value, property taxes, and maps. Some county assessors are now adding a market and property valuation tools too.

Given the importance of valuation to investing, we are also going to remind you of the two most important (non-Internet) valuation methods: real estate agents and appraisers. Working with a local REALTOR is an accurate and efficient way to get value information for a property. While one of the primary purposes of the MLS is to market the active property listings of its members, the system also collects sales information for those listings. REALTOR members can pull this sales information and produce comparable market analyses (sometimes called CMAs) that provide an excellent snapshot of a particular property’s value for the market in a particular area.

Finally, the most accurate way to value a property is by having a certified appraiser produce an appraisal. An appraiser will typically review both the sold information in the MLS system as well as county information and then analyze the information to produce a valuation for the property based on one or more approved methods of valuation. These methods of valuation can include a comparison of similar properties adjusted for differences between the properties, determine the cost to replace the property, or, with an income producing property, determine a value based on the income generated from the property.

There are many ways the Internet can help you get the scoop on a particular neighborhood. For example, census data can be found at census.gov. You can also check out the neighborhood scoop at sites like outside.in or review local blogs. A blog is a Web site where people discuss topics by posting and responding to messages. If you’re a beginner, you should first learn to clean the most common tiles and grout until you gain more experience. How do you know what is common and what is not? Four tests may need to be done to determine the suitability of the floor to be cleaned. The goal is to check to see if it’s man-made or natural. Learn to identify the tile type before attempting to clean.

1. Does the tile pattern repeat? In a large room you would see the man-made tile repeated in a combination of four to six different tiles. With natural stone, every tile would be different and has the 1/16th beveled edge. Tile manufacturers are making more and more look-a-likes that try to duplicate real stone in every way, which makes this task even more difficult. Don’t be alarmed. Just visit your local flooring store to learn to tell the difference visually. A trained eye can usually determine whether it’s man-made or natural by sight alone. Scott Rendall, of BRC Systems and owner of Sci-Clean in Brighton, MI, says good inspection is most important and suggests looking for chips or broken tiles. “Make sure grout is intact, he said. “When cleaning marble or other natural tiles, don’t use acid because it will etch the surface.” If the tile pattern repeats, then it’s man-made. The following three tests are necessary only if you haven’t determined this from the previous test.

2. Determine surface porosity Placing a few drops of water on the tile. Some tiles will show an immediate absorption of water. There’s a range of porosity and even the most dense stone-like granite will allow water to flow through it, even though it could take more than 10 minutes to fully penetrate the surface and more than 30 minutes to work through the whole tile. Most ceramic tile is relatively non-porous. The more porous the tile, the more prone the tile is to efflorescence as a result of cleaning. You may notice some efflorescence, a precipitate that has the appearance of a white, chalky, powder-like substance on the surface of the grout and most porous tiles, especially darker tiles. To remove it, allow adequate drying time for the minerals to accumulate completely to the surface of the grout or tile, then buff it out using an abrasive pad or brush.

3. Scratch the tile Scratch the surface of the tile with a sharp knife. Make sure you ask for permission, since you wouldn’t want to replace the tile at your expense. Find an inconspicuous area where you are going to test or get a piece of extra tile. If the stone scratches, high pressure may not be the ideal cleaning method. If caution is taken to make sure no dirt gets trapped under the tools being used, then these tools can be used at lower pressures. The softer the tile, the lower the pressure.

4. Apply phosphoric acid If it fizzes, then the tile is natural. In the beginning, you will avoid natural stones, but if you test first, then you can successfully clean even the softest of stone tiles. Grout concerns The problem with grout is that each time tile is mopped, dirt gets pushed down into the grout lines, making it several times dirtier than the tile.

Efflorescence is a white, chalky substance that can be buffed off using an abrasive pad or brush in the dry state. “We have found two things to work well on grout,” Melody Price, sales manager for Magic Wand Company, said. “One is a concentration of high pressure and the other is a tile safe bleach product.” The pressure is necessary to get into the small opening of grout to blow out the dirt. The oxygen bleach is necessary to bleach away years of dirt that have been absorbed into the grout. The key is the dwell-time with this product; the dirtier the grout, the longer the dwell time. It is important to keep the area wet while the chemical is allowed to work.

Two grout types Cementitious grout and epoxy grout are basically the two types of grout. The way to tell the difference between them is to take a knife and try to cut it in an inconspicuous area. Cementitious grout will be dry and powdery because it is lime based, while epoxy grout can be cut into like plastic. Epoxy grout also does not need to be sealed, since it will not absorb moisture like an unsealed cementatious grout. Do not deliberately try to seal an epoxy grout or your efforts will be in vain.

High pressure tile cleaning can have dramatic results. Most grout will come clean, but if it still looks “blotchy” Price recommends repeating the application of the oxygen bleach to give it another opportunity to get absorbed in the grout that it did not get earlier because of the build up. As a last resort, use one to 10 parts of muriatic acid. Apply it with a towel on the grout only, and rinse it out within two minutes. You can increase the concentration if the grout does not respond. Only use this on cementitious grout.

Mark the date and time you did snow removal at your property. Also have your contractor do the same. If you are sued for a slip and fall, you can use the dates and times the property was serviced as a defense with your homeowner’s policy.

Some homeowners think that shoveling a path through the sidewalk is sufficient. Not only is it not sufficient, but also one snowstorm after snowstorm will make shoveling harder to complete. The snow not shoveled will be packed down, and heavy. Also, you will find it hard to find someplace to put the snow. A good path clearing should be at least 42 inches wide. Designate yard or driveway space in anticipation of a big winter of snow.

When there is a blizzard, it could snow day and night. You will want your snow removed so your tenants can go to work in the morning to avoid slip and fall suits. Also, research your city ordinances about required snow removal. In most cities, landlords must remove the snow and slush from their sidewalks within 3 hours of a storm, or they will be fined every day of non-compliance.

Make sure the path to the trash cans or dumpster is cleared. If not, people will not put their trash there any more. When it snows, they will leave it at the nearest convenience to the trash cans.

If your commercial tenants have a lease stating they are responsible for their own snow removal, take a ride and see if they are doing it properly. If not, send them a warning letter, with a specific deadline for lease compliance.

Again, check your local ordinances on snow removal. Some cities charge a substantial fine for shoveling your snow on the street or your neighbor’s sidewalk area.

Hire Someone Else to Shovel the Snow

Your back is killing you, your legs feel like jelly, and your head is throbbing from a head cold. I think that is when it is time to call it a day. A shovel full of snow could average 7 lbs., not including the weight of the shovel. Add to that the exertion of throwing the snow over your head into the front yard.

Do you have any form of asthma or bronchitis? If there is one snowstorm after another, and you have a full time job, why are you out there shoveling snow and throwing down ice melt? Hire a company whose job it is to make sure your sidewalk and driveway is always clear when you leave for and come home from work. It’s a tax deductible property expense.

When you hire a snow removal company, the liability is on them. Make sure the company has liability insurance. Give clear directions as to when you want the snow removed from your property. Talk about what to do if it rains, and the sidewalk freezes over.

This is a high-risk time for people to fall on your property. Protect your investment by having someone remove snow and ice, regardless of when it snows or rains. You can still go by yourself and throw down some salt and sand.

If your back goes out, you are sick, or have to stay at work for overtime, having a contractor will save you the aggravation of doing it yourself. Also, your contractor can hire people to do this work even if one of his employees take sick.

If you live on the property, have your contractor shovel out your car, too. Again, why shovel and sand your property in your business suit before you have to go to work?

Consideration

1. Fire Hydrants – A large snowstorm will cover what could be a life saving device. Remember to clear your fire hydrants, and instruct your snow contractor to do the same.

2. Wheelchair Accessibility, the Disabled and the Elderly – Winter is especially difficult on disabled people, the elderly and those who have to go to work using a wheel chair. Give them enough clearance to navigate your sidewalks with ease. Don’t just shovel a path – shovel the entire sidewalk. If your property is next to the end of the sidewalk, shovel the handicap ramp.

3. Plant Life – Do not plant flowers or shrubs where you plan to dump your snow for the winter. The sand and salt from the street mixed with the snow will kill your plants. I have found that bulb plants can survive. Yet, if you have an extended snow season that goes through April, your tulips may start to come up while snow and ice is still on the ground. Better to strategically plant your flowers and bulbs where you do not intend to dump snow and ice during the winter.

4. Rock Salt vs. Ice Melt – Rock salt, which contains water, will only melt snow and ice up to the freezing temperature. Rock salt also has a corrosive nature, and will wear out the cement on brick stairs. Ice melt is a bit more expensive, but is better long term as a preventive protection. Ice melt is better for indoor carpeting.

Use sand to give people some traction on icy areas. Sawdust is really messy when tracked inside your apartment.

5. Maintenance – Keep your snow blower tuned up after every snowstorm. It will increase its longevity. Do not store gasoline in your house.

6. Before shoveling or plowing, spray some WD-40 oil on the shovel or snow plow blades. It will help make the snow slip off the blades quickly, and prevent ice from forming on the blade and shovel.
